The extension process

You’ll generally always need Council approval and permits for a house extension. We can help you source relevant designs, plans, and permits, or you can work with a designer of your choice. Extensions can be challenging as it’s important to ensure a seamless transition between the old and the new; Rymer will work closely with you to ensure your designs will reflect this.

In this stage we’ll also take into consideration your living needs during the renovation. It may be possible for you to remain in the house throughout construction, or we can highlight specific times when the property will need to be vacated.

Extensions often require minor demolition to the existing structure, as well as site preparation. Usually, soil testing, site levelling, and clearing will be required to the land where the extension is being built. Rymer will source any relevant permits, approvals, and certifications for this stage.

Just like with a new build, an extension will require some sort of slab or ‘base’ for the structure. The design will be measured out on-site, so that footings can be poured to ensure a stable foundation for the building. Under-slab drainage, a moisture barrier, and a special mesh for termite protection will also be installed.

Framing is when things start to take shape: internal external supports are installed, as well as walls, electrical and plumbing conduit, roof frames and sheeting, gutters, and insulation. Rymer sources all trades for your house extension, so all you’ll need to do is think about how you’d like the finished product to look: consider lighting options, floor and wall coverings, and in some cases, cabinetry and bathroom fixtures. We can work with you to choose finishes to suit your needs and budget.

The windows, doors and remaining walls will be installed during Lockup. This is usually a busy time on-site as tradespeople like plumbers, electricians, and cabinet makers will be finishing their various fit-outs.

Your extension will start to look more like a liveable space in this stage, as cornices, tiling, cabinets and shelving, reveals and architraves are added.

Any remaining plumbing, lights, powerpoints and other fixtures and fittings are also finished in this stage.

Painting and any remaining installations and extra detailing is finished. The most exciting part of this stage? You’ll be ready to move in!

The final step in your house extension process is the delivery of a structured information handover package. The design and construction teams create this to support you in the operations and maintenance phase of the building’s life.
